城市商业综合体开发经营风险管理研究

【摘要】:当前我国住宅房地产开发经营市场起伏跌宕,中央政府、地方政府对住宅开发经营市场进行限购、限价等多种措施调控,促使房地产开发商由单一住宅房地产开发经营向收益较高的城市商业综合体开发经营转型。在各路地产英豪纷纷角逐城市商业综合体的时代,以阿里巴巴为代表的电子商务异军突起,创造出了“双十一”购物节这一特殊的节日,网络购物铺天盖地席卷而来,使得传统的城市商业综合体开发经营的模式受到巨大挑战。 本文从开发商的角度出发,系统性的探讨整个城市商业综合体开发经营链条,依托城市商业综合体开发的五个步骤,即市场定位、融资、土地获取、施工、营销,构建出城市商业综合体影响因素的层次模型,利用层次分析法,计算出各风险因素的权重,最后应用模糊综合评价模型,计算出整个城市商业综合体的开发经营风险系数。在此基础之上,结合网络购物对商业综合体的开发、经营整体影响,系统分析城市商业综合体全过程开发经营的风险。 城市商业综合体的开发经营风险长期、客观、持续存在,本文通过对商业综合体开发经营风险的分析,考虑多种因素影响下,提出商业综合体的开发经营风险应对策略。即在城市商业综合体一定的规模下,调整城市商业综合体中持有物业和销售物业的比例,在销售物业的收益远远大于持有物业的投入的背景下;保障销售物业和持有物业的良好互动,将持有物业限定在特定的规模内,并且调整持有物业的业态类型,降低如网络购物等影响因素的干扰,提高城市商业综合体的应对风险的能力。
[Abstract]:At present, the housing real estate development and operation market in our country has experienced ups and downs. The central government and local governments regulate the housing development and operation market by restricting purchases and limiting prices, etc. Promoting the transformation of real estate developers from a single residential real estate development operation to a high-yielding urban commercial complex development and management. Taking Alibaba as the representative of electronic commerce, created the "double Eleven" shopping festival this special festival, the network shopping rolling in, making the traditional mode of development and management of urban commercial complex has been greatly challenged. From the angle of developers, this paper systematically discusses the whole urban commercial complex development and management chain, relying on the five steps of urban commercial complex development, that is, market positioning, financing, land acquisition, construction, marketing, The hierarchical model of the influencing factors of urban commercial complex is constructed, and the weight of each risk factor is calculated by AHP. Finally, the fuzzy comprehensive evaluation model is applied. Based on the calculation of the risk coefficient of the development and management of the whole city commercial complex, the risk of the whole process of the development and management of the urban commercial complex is analyzed systematically by combining the network shopping with the development of the commercial complex and the overall impact of the management. The risk of development and management of urban commercial complex is long-term, objective and persistent. This paper analyzes the risk of development and management of commercial complex, considering the influence of many factors. This paper puts forward the strategy to deal with the risk of development and management of commercial complex, that is, under the certain scale of urban commercial complex, adjusting the proportion of property holding and selling property in urban commercial complex, Under the background that the income from selling property is far greater than the investment in holding property, the good interaction between selling property and holding property can limit the property holding to a specific scale, and adjust the type of business of holding property. To reduce the interference of factors such as online shopping and improve the ability of urban commercial complex to deal with risks.
